Golden Sands Developments has been working tirelessly on Victoria House since August 2014. We have taken this former mill and are converting the entire mill into 62 residential units and new communal areas. 


The project thus far has been a success and we have overcome each obstacle with little delay to our tight schedule. As you can ascertain from the images, we have moved quickly through the first two floors creating the living space for each unit. Once the units have the party walls erected and insulated, we are then able to complete the prepared walls ready for fixtures and fittings. ensuring the first fix electrics are all in place ready for the second fix.


This week; we are finalising the last few units on the Second floor, making them ready for the board finish (Gypsum plaster). We are focusing on the external works and our specialist team are now installing the new drainage, utilising the original Victorian Culvet to speed up the process and minimise disturbing the courtyard. Foundations are now laid and the new extension is now in its infantile stage but will move quickly once all inspections have been formalised.


The ground floor is now at its new sub level and awaiting a new hardcore base. All level checks using laser technology have been completed. Internal walls have been removed, showing the blank canvass required to pour the new concrete floor. In the next 2.5 weeks our wall specialist can replicate what has been completed on the floors above.
Our deadline internally is still achievable and we are now working with the plumbing contractors and the electricity contractors to calculate the utility loads our development will ascertain.
